Approval of building plans

A local council controls and regulates all construction activities within its jurisdiction. Accordingly, all persons engaged in construction activities within the jurisdiction of Baddegama local council must obtain a license from this local council.

As prescribed by Sections 5 and 6 (1) of Chapter 268 of the Housing and Town Development Ordinance Act No. 19 of 1915 and Act No. 26 of 1956 and Sections 5 and 6 (1) of the Urban Development Authority Act No. 04 of 1982 of 1978 8 (C) of Act No. 41 and Section 21 (2) of Part III of the Local Council Act No. 15 of 1987 must obtain the approval of the Baddegama Local Council.

Documents to be submitted for getting a building plan approved

  1. A building application for Rs. 750.00 to be collected from the local council office.
  2. 03 copies of the building plan
    (Blue Print or photocopies taken on single sheet should be signed and stamped by the architect and also signed by the person named in the deed of the land concerned)
  3. A photocopy of the approved land survey plan (same size)
  4. A photocopy of the relevant land deed.
  5. If the construction is done within the building limits of a road, the Nirwandi agreement signed with the authority to which the road belongs.
  6. The architect of the building design shall be certified by the qualified person at the site.

N.B

  1. If the building plan exceeds 3000 square feet, it should be planned in 02 units. It should be clearly indicated in two colors on the plan.

A Chartered Structural Engineer shall certify the foundation and its construction if any wall is planned in the building plan on the boundary of the land concerned and the area of ​​the building exceeds 3000 square feet.

Certificate of Compliance

A Certificate of Compliance is a certificate issued by the local council that approves a plan for the construction of a house and that the house is fit for occupancy after the house has been built according to the approved plan. In order to issue the certificate, the building constructed must be in accordance with the approved plan.

Required documents

  1. Request letter made by applicants.
  2. A photocopy of the approved building plan

N.B

  1. Applicants should have extended the period of the building plan till the date of obtaining the compliance certificate.
  2. The building should be constructed as per the approved plan.
  3. In obtaining the compliance certificate of the buildings which are done contrary to the approved plan, after getting the revised plan of the actually constructed building approved, the compliance certificate should be obtained for that plan.
